Genetco Engineering Services is one of the most respected and reputed Facilities Management Companies in the Sultanate of Oman. Asset Management

Genetco fully realize the importance of correct asset management and that a correct Planned Preventive Maintenance (PPM) regime can have a substantial bearing on the reduction of costs over the lifecycle of all systems within your property.

 
Energy Savings

Genetco can offer you a full and comprehensive energy saving assessment on your property. This will not only give recommendations on energy saving measures but also provide you with sub stantial avenues for savings with utility and energy bills. These savings can then be redirected elsewhere in your business or property. Genetco will advise on measures to show immediate savings and also measures that will bring long term savings. This positive approach will also reduce the energy use of your property and reduce your carbon footprint.

Property Condition Surveys

Whether your property is a new build or existing, a property condition survey will enlighten you to any future issues that may arise or indeed issues that are currently apparent as per the condition survey.

This survey allows for the property owner to:

  • Alert original installation contractors of defects with their equipment or systems
  • Show specific trends in faults
  • Identify areas of misuse or vandalism
  • Identify unauthorized works by tenants/sub-contractors etc
  • Is the cleaning service efficient, are their systems productive?
  • How secure the property is, is their any security issues, and is the current security provision acceptable?
  • Is the building safe for tenants? Are there any possible safety hazards that may end up as a costly financial settlement?

Genetco would provide with this survey, a full cost submission for any works required; this comes in conjunction with the diagnosis of faults etc.

 
Planned Preventive Maintenance

It is essential that a fully comprehensive and site specific PPM regime is followed to allow for property owners to fully realise the expense that has been invested within the property will show expected annual returns, and ensure that profit margins are not reduced through unnecessary expense of replacement of systems or parts thereof. Why pay for repairs when it is not necessary? A PPM schedule (generated by Genetco) will ensure that these repairs are kept to a minimum and also that additional expense can be forecasted to allow for correct and planned budgeting. Genetco will generate a complete PPM schedule on all assets within your property and then maintain as per the manufacturers recommendations to allow for optimal life of the system or equipments. This service will be audited by a fully qualified auditing engineer and all results are fully transparent to the client.

 
Lifecycle Plans

This lifecycle plan works in conjunction with the PPM and will ensure full optimal operations from your systems. Think of the price of a new Chiller? With correct asset management this Chiller can have a life cycle of 15-20 years with the correct PPM, what would be the cost to you if this Chiller had to be replaced in year 7, due to lack of correct PPM?

 
Capital Asset Replacement Plans (CARP)

Genetco can provide a 20 year CARP, this plan will allow you to budget correctly for the replacement of major equipments and systems. This plan is synergised and correlated along with the PPM and Lifecycle plans. The CARP will indicate the annual expense towards contributing for the replacement of these equipments; this is then allowed for budgetary forecasts etc. These costs are often omitted from property annual budgets, with either a contingency sum or simply omitted.

Mobile Teams

The division is entirely self-sufficient and also has a dedicated transport department. This department controls, coordinates and instructs all drivers in the delivery of these services. All transport schedules are analysed to ensure t hat all vehicles are being fully utilized and no ‘double trips’ take place. The department is coordinated and managed by a full time ‘Vehicle-in-charge’.

Within this mobile team set-up Engineering Services has 3 dedicated mobile teams; these teams consist of 4 operatives within each vehicle, all multi-skilled in FM trades though also trained specifically in one. Due to this mobility and flexibility Engineering Services are able to attend to clients concerns quickly and efficiently. The synergies with these teams and the ‘fixed-site’ teams are very cohesive and productive. Crucially what this then allows, due to the coordination and synergy is a reduction in overheads, which is then passed onto the customer.

 
Helpdesk

Genetco have a dedicated helpdesk service within Oman, this is accessible via a free contact telephone number. This service will log and record all correspondence, and begin the process of fault rectification etc.
